How do I join the buyer network?

Click "Join Buyer Network" and complete the registration form. You'll need to provide basic information about your investment criteria and upload proof of funds. Once verified, you'll start receiving deals that match your criteria within 24-48 hours.

What verification is needed to join?

We require proof of funds to ensure all buyers can close quickly. Acceptable documents include bank statements showing liquid funds, pre-approval letters from hard money lenders, or verification from your financial institution. For privacy, you can redact account numbers. We verify funds are sufficient for your stated buying criteria.

How long does approval take?

Most buyers are approved within 1-2 business days. If we need additional documentation, we'll reach out directly. You can expedite the process by ensuring your proof of funds is clear, recent (within 30 days), and shows sufficient capital for your target purchase price.

What types of buyers do you accept?

We work with all types of cash buyers including individual investors, fix-and-flip professionals, rental property owners, wholesalers, and institutional buyers. Whether you're buying your first investment property or your hundredth, you're welcome on our platform as long as you can demonstrate proof of funds.

How do I receive deals?

Once verified, you'll receive email and SMS notifications when new properties match your buying criteria. You can also log into your dashboard anytime to browse all available deals. Each notification includes property details, photos, seller timeline, and a direct link to submit your offer.

Can I set my buying criteria?

Yes. You can specify locations (cities, zip codes, counties), property types (single-family, multi-family, condos), price range, minimum bedrooms/bathrooms, and desired property condition. You can update your criteria anytime from your dashboard. The more specific your criteria, the more targeted your deal flow will be.

How many deals will I receive per month?

This varies by market and your criteria. Most buyers in active markets receive 5-15 matching deals per month. Buyers with broader criteria in major metro areas may see 20-30+ deals monthly. You'll never be overwhelmed - we only send properties that match your stated preferences.

Are these exclusive off-market deals?

Yes, all properties on Homedinero are off-market and submitted directly by sellers looking for cash offers. They are not listed on the MLS. However, each property is shown to multiple qualified buyers who match the seller's criteria, creating a competitive environment that benefits both parties.

How much time do I have to respond to a deal?

Most properties are available for 3-7 days, but this varies by seller urgency. Properties marked "Urgent" may have shorter windows. We recommend reviewing deals within 24 hours of notification to stay competitive, especially for well-priced properties in desirable areas.

How do I submit an offer?

Click "Make Offer" on any property in your dashboard. Enter your offer price, proposed closing date, and any contingencies. You can also add a personal message to the seller. Offers are submitted instantly and sellers can review them immediately. You'll be notified within 24-48 hours if your offer is accepted, countered, or declined.

Can I negotiate or counter offers?

Yes. If a seller counters your offer, you'll receive a notification and can accept, decline, or submit another counter. Most transactions settle within 2-3 rounds of negotiation. You can also message the seller directly through our platform to discuss terms, timeline, or property conditions.

What happens after my offer is accepted?

Once accepted, you'll be connected directly with the seller and receive their contact information. You'll pay the acquisition fee at this point. From there, you coordinate inspections, title work, and closing directly. We provide a recommended timeline and checklist, plus optional title company referrals, but the closing process is between you and the seller.

Can I include inspection contingencies?

Yes, though many sellers prefer offers without contingencies for speed and certainty. We recommend requesting a short inspection period (3-5 days) if needed. You can also request to walk through the property before submitting your offer - many sellers accommodate this for serious buyers.

What are the verification tiers?

We have three tiers: Standard (newly verified buyers), Preferred (3+ closed deals), and Elite (10+ closed deals). Each tier unlocks additional benefits like early deal access, lower fees, and priority support. All buyers start at Standard and automatically upgrade as they close transactions.

How do I upgrade to a higher tier?

Tiers upgrade automatically based on closed transactions through Homedinero. After your 3rd closing, you'll be upgraded to Preferred. After your 10th, you become Elite. We track closings when you mark them complete in your dashboard and verify with the acquisition fee payment.

What are the benefits of each tier?

Preferred buyers get 1-hour early access to new deals and 10% lower acquisition fees. Elite buyers get 4-hour early access, 20% lower fees, dedicated account support, and priority placement when multiple equal offers are submitted. Elite buyers also gain access to exclusive pocket listings from repeat sellers.

Understanding our pricing structure

What does it cost to join?

Joining is free. There are no upfront fees, monthly subscriptions, or costs to browse deals and submit offers. You only pay when your offer is accepted and you move forward with the transaction.

When do I pay fees?

The acquisition fee is due when your offer is accepted by the seller. Payment is processed securely through our platform before you receive the seller's contact information. If the deal falls through before closing due to failed inspections or title issues, the fee is fully refunded.

What is the acquisition fee?

The standard acquisition fee is $495 per accepted offer. This decreases to $445 for Preferred buyers (3+ closings) and $395 for Elite buyers (10+ closings). This fee covers deal sourcing, seller vetting, platform technology, and transaction support. There are no additional platform fees or commissions.

Are there any other fees I should know about?

No. The acquisition fee is the only fee charged by Homedinero. You'll still be responsible for standard closing costs like title insurance, recording fees, and attorney fees (if required in your state), but these are typical real estate transaction costs unrelated to our platform.

Managing Your Account

Account settings, support, and common questions

How do I update my buying criteria?

Log into your dashboard and click "Settings" then "Buying Criteria". You can update your target locations, price ranges, property types, and notification preferences anytime. Changes take effect immediately and you'll start receiving deals matching your new criteria.

Can I pause my account if I'm not actively buying?

Yes. You can pause deal notifications anytime from your settings. Your account remains active and verified, but you won't receive new property alerts. You can unpause whenever you're ready to start buying again. There are no fees or penalties for pausing.

How do I cancel my account?

Since there are no subscription fees, there's nothing to cancel. You can simply stop using the platform anytime. If you want to permanently close your account and remove your data, contact support@homedinero.com and we'll process your request within 48 hours.

How do I get support?

Standard and Preferred buyers can reach us via email at support@homedinero.com (we respond within 24 hours) or through the help widget in your dashboard. Elite buyers receive a dedicated account manager with phone and priority email support. We also have a comprehensive help center with articles and tutorials.
